It was a good month for the Lawndale real estate market although the number of homes that sold was half of the very impressive month of August. There were 8 homes that sold compared 14 in August, and 6 in July.  8 is actually slightly above average.

The average “listing” price for the homes that sold was  $731,350 with the average sales price at $749,504 which was up from $718,571 in August and  $667,300 in July.  

That said homes averaged 41 days on market before going in to escrow.  The homes that sold averaged $534 per square foot.

Welcome to the real estate recap for Lawndale home sales in August 2025.

It was a GREAT month for the Lawndale real estate market. There were 14 homes that sold compared with t6 in July, 4 in June, 8 in May and 5 in April.  Wow.

The average “listing” price for the homes that sold was  $731,350 with the average sales price at $718,571 which was a big jump from $667,300 in July, but down from the very impressive $786,250 in June and $810,709 in May.  

That said homes averaged a lengthy 81 days on market before going in to escrow which much longer than previous months.  The homes that sold averaged $572 per square foot.

July 2025 saw only 2 home sales in the neighborhoods of Bodger Park  of Hawthorne and El Camino Village which offers homes in Lawndale and Gardena.

Although average and median prices don’t mean much with only 2 sales, it’s still somewhat relevant.

The average “asking” price for the homes that sold was $887,450 with the average sold price was $910,000 which is pretty typical for the neighborhood.

The homes that sold averaged $744 a square foot and averaged a VERY brief 9 days on market.

As of 8/20 there are 11 homes for sale in the combined neighborhoods of Bodger Park and El Camino Village.

Welcome to the real estate recap for Lawndale home sales in June 2025.

It was a slower month for all things Lawndale real estate with 4 homes selling compared to 8 in May and 5 in April.  Prices were dow from May as well.

The average “listing” price for the homes that sold was  $820,000 with the average sales price at $786,250 which was a bit drop from $810,709 in May but well above to $623,800 in April.  The big difference between list price and sold price may be indicating a shift towards a more balanced or even buyer favorable market.

That said homes averaged an incredibly short 6 days on market before going in to escrow which definitely is an indication of a seller’s market.  The homes that sold averaged $645 per square foot.
