Homes in the TRW tract were generally built in the 1940s after the war and generally ranged from 900 – 1400 square feet. What makes the area unique is that the lots are fairly large for the South Bay and Redondo Beach generally around 6500 square feet but due to stricter zoning they have primarily remained smaller single family home. This has created and allowed a very nice neighborhood feel with tree lined streets, limited “McMansions”, and no real townhome or apartment buildings.

Many of the homes in the TRW tract have very large yards with most lots having 6500 square feet or more. While duplex properties are very unusual many homes have permitted guest homes or rooms attached to garages towards the rear of the property. Many of the homes in the area are still in original condition but with the boom in real estate a few years back many homes were upgraded and expanded. The neighborhood is served by two nearby elementary schools which are Lincoln and Madison.

Homes generally range between the mid to high $900,000s for smaller 2 bedroom fixers to the high $1,500,000+ for large “mansionized” homes on better streets. The areais a great option for home buyers looking for a real neighborhood feel with nearby parks and schools and quiet streets. 3 homes sell at $683,667 Average price

In a trend that was the case in most South Bay cities, the real estate marked in Lawndale was definitely slower last month and home prices were down.  That said Lawndale is a small city and montly numbers often fluctuate greatly.

There were only 3 homes that sold in all of Lawndale in November compared with 8 in October.

The average “listing” price for the homes that sold was $690,000 with the average sales price at $683,667 wich was a huge drop from $847,375 in October and $825,600 in September and $889,200 in August. 

Those numbers also mean that homes generally sold slighly below the asking or “list” price.

The homes that sold averaged $634 per square foot whcih was down from $776 in October but up from $548 in September.  Homes averaged a very brief 39 days on market before going into pending status.

Located on one of the more unique streets in all of the South Bay, 15528 Cordary was a charming home in the friendly neighborhood of El Camino Village.  The home is quite a bit newer than most of the post WW2 bungalows in the area with an open layout and great square footage.  The one negative trade off with the larger square footage is that the home doesn’t have much of a backyard although there’s a fairly large concrete patio as well as the front yard.

It was a solid month for the real estate market in Lawndale CA.  There were 8 homes that sold in October, compared with only 5 in September as well as August.

The average “listing” price for the homes that sold was $821,875 with the average sales price at $847,375 which was up from $825,600 in September but down from $889,200 in August. 

Those numbers also mean that homes generally sold quite a bit below the asking or “list” price.

The homes that sold averaged $776 per square foot which was WAY up from $548 in September and $612 in August.  Homes averaged a very brief 29 days on market before going into pending status.

The only home that sold in the charming neighborhood of El Camino Village last month was a 3 bedroom 1 bathroom single family home located at 15427 Cordary Ave on the most unique street in the area.  The home was listed by Justin McCabe of Real Brokerage Technologies.

The home was fairly well maintained but certainly in fairly original condition.  The home was listed at $815,000 and sold at $795,000 after falling out of escrow once.

September had 5 homes sell in Lawndale which was a repeat of the 5 sold homes in August.  The number of homes that sold was the same but prices were not.

The average “listing” price for the homes that sold was $874,600 with the average sales price at $825,600 which was down a bit from $889,200 in August and the really impressive $915,000 average sold price in July. 

Those numbers also mean that homes generally sold quite a bit below the asking or “list” price.

The homes that sold averaged $548 which was also well down from $612 in August.  Homes averaged a very brief 20 days on market before going into pending status.

The high price of the month was for a single family home located at 14507 Kingdale which sold for an impressive $1,175,000.
