It was a great month for all things Lawndale real estate with 8 homes selling compared to 5 in April. Prices were way up as well.
The average “listing” price for the homes that sold was $810,709 with the average sales price at $810,709 compared to $623,800 in April but below $871,000 in March…..although that was unusually high.
The homes that sold averaged $645 per square foot. Homes averaged a brief 25 days on market before going into pending status.
The overall takeaway is that it continues to be a very strond “seller’s” market.

Located in a community tthat most people believe to be in Hawtthorne, this large multi-level townhome is in tthe gated community of Marine Village in Lawndale.
This small gated community consists of just 43 homes with 2 layouts….large 4 bedroom 3 story townhomes and 3 bedroom two story townhomes. The latest 4 bedroom townhome for sale is listed at $1,125,000.

This townhome offers around 2,076 square feet on three levels. This is definitely vertical living as they have a lot of bedrooms and square footage into a fairly small footprint so lots of square footage…..and lots of stairs. These homes all have some balcony and yard space although the patio/yard is off of the bedroom level and not the living level. The 4 bedroom layout units were all built in 1994.
HOA dues as of 2025 are around $395 a month. The community offers a nice pool areas but not much else in the way of amenities. It is, however, just up the street from Marine Ave Park in Manhattan Beach which has a nice playground, soccer fields, raquetball courts, basketball and a number of baseball fields. The average “listing” price for the homes that sold was $607,400 with the average sales price at $623,800 which was a BIG drop from the $871,000 in March…..although that was unusually high and with only 5 sales the numbers easily skew high or low.
The homes that sold averaged $714 per square foot which actually much higher than March. Homes averaged an extremely brief 11 days on market before going into pending status.
