8 homes sell at $825,600 Average price

It was a solid month for the real estate market in Lawndale CA.  There were 8 homes that sold in October, compared with only 5 in September as well as August.

The average “listing” price for the homes that sold was $821,875 with the average sales price at $847,375 which was up from $825,600 in September but down from $889,200 in August. 

Those numbers also mean that homes generally sold quite a bit below the asking or “list” price.

The homes that sold averaged $776 per square foot which was WAY up from $548 in September and $612 in August.  Homes averaged a very brief 29 days on market before going into pending status.

It was a slower but solid month for the Lawndale real estate market with 5 homes closing escrow in the month of August which was down slightly from 6 in July.

The average “listing” price for the homes that sold was $879,796 with the average sales price $889,200 which was down a bit from a high average of $915,000 in July but still well above the preceding months.

The homes that sold averaged $612 which was lower than July.  Homes averaged a pretty lengthly (compared to other South Bay cities) days on market of 58.

The high price of the month was for a single family home located at 14507 Kingdale which sold for an impressive $1,175,000.

It was a solid month for the Lawndale real estate market with 7 homes closing escrow in the month of June which was pretty typical of recent months.

The average “listing” price for the homes that sold was $703,143 with the average sales price of $710,971 which was a bit of a drop from May’s $766,000.

The homes that sold averaged $566 whicch was also a drop from $679 a square foot in May.   Homes averaged 30 days on market before going into escrow.

It wasn’t too difficult for March to be an improvement for the real estate market in Lawndale. After only 1 sold home in February, March seemed spectacular with 7 closed escrows during the month. The average listing price for the homes that sold was $700,843 with the average sales price of $721,857 meaning that, in general, homes sold quite a bit over full price. The homes that sold averaged $672 a square foot and averaged 65 days on market although the median days on market was a brief 19. Welcome to the 2022 year in review for the El Camino Village and Bodger Park real estate market.   El Camino Village is a small neighborhood in  Lawndale and Gardena and Bodger Park is a very similar adjacent neighborhood in Hawthorne CA.  Overall it was a fantastic year for both the number of home sales and the prices that they sold for.

There were 64 on market condo, townhome and home sales.  34 of the homes that sold were in El Camino Village with the other 30 in Bodger Park.

The average list price was $842,744 with the average sold price at $882,760 meaning that homes generally sold at full price or higher. The average dollar per square foot price was $684.  Homes were only on the market for an incredible 19 days on average before going into escrow.
