Here’s a quick overview of the past 15 months in the El Camino Village and Bodger Park real estate market. This first chart shows a month by month record of the number of active listings, pending home sales and closed escrow.
Welcome to our favorite neighborhood in Lawndale CA. El Camino Village is the area that actually consists of both Lawndale and Gardena. What makes the area special is that it has a very “neighborhood” look and feel compared to some other parts of both of those cities.
Housing consists of primarily 1940’s and 1950’s era post WWII single family homes which gives the area a really nice look and feel with real pride of ownership and curb appeal. They were well built beach bungalow type tract homes with usually 3 bedrooms and often around 1,100 square feet. Many added square footage over the years and while some are still in fairly original condition most have been remodeled and improved over the years.
The neighborhood consists of single level homes with pleasant front yards on quiet, tree lined streets.
The borders of the area are generally Marine to the north, Manhattan Beach Blvd to the south, Prairie to the west and Crenshaw to the east. Nearby highlights are Alondra Park, Alondra Golf Course and Bodger Park.
March was a busy month for home sales in Lawndale CA. There were 13 homes that sold during the month. This was a very strong number but the market hadn’t yet been impacted by the corona virus so we anticipate quite a slow down starting in April given the uncertainty.
For March the median list price was $520,000 with the median home sale price of $535,000 which indicated the continuation of a very strong “sellers” market meaning the market is very advantageous to home sellers. The average days on market for the sold homes was 11 which is fairly incredible and the average price per foot was $438.64. View also the home sales and home prices in neighboring Hawthorne CA.
Lawndale saw a solid year in real estate in 2019 with 126 on market home sales during the course of the year. The median list price was $599,000 with a median sales price of $599,950 indicating that, in general, homes sold higher than the prices they were initially listed for indicating a very strong sellers market.
Home sales and prices were fairly steady in Lawndale CA for the month of November. The Lawndale real estate market saw 8 MLS home sales for the month with an median list price of $507,500 and a median “sold” price of $518,500 indicating a very strong seller’s market.
