It was a great year for home sales and home prices in the Lawndale and Gardena neighborhood of El Camino Village in 2024.  There were 23 homes that sold last year with an average listing price of $947,515.

The average sold price was $944,217 with a median price of $855,000.   Homes averaged a brief 22 days on market before going into escrow.  The average sold price in neighboring Bodger Park, Hawthorne was $888,769,

The average price per foot was $676.

The top on market home sale of 2024 in Lawndale was a remodeled duplex located at 4723 West 169th Street and sold for $1,248,000.

The beautiful and bright property offered a total 2,312 square feet,  Technically the two addresses were 4723 and 4725 169th Street with each being a 3 bed 2 bath. Ironically in addition to being the highest priced sale of the year, it also happened to be the very first property to close escrow on 1/05/24.

Welcome to the real estate recap for Lawndale home sales in December.  It was a big month in terms of the number of homes that sold. There were 3 homes sold in January compared to an impressive December that saw 9 homes close escrow.  There with only 3 in November as well. The average “listing” price for the homes that sold was $773,967 with the average sales price at $745,000  which was almost identical to the $747,722 in December. The homes that sold averaged $607 per square foot which  was a bit higher than December.  Homes average 40 days on market before going into pending status. Welcome to the real estate recap for Lawndale home sales in December.  It was a big month in terms of the number of homes that sold.

There were 9 homes that sold in Lawndale in December compared with only 3 in November.

The average “listing” price for the homes that sold was $750,111 with the average sales price at $747,722 which was a big jump from $683,667 in November but far less than $847,375 in October.

Those numbers also mean that homes generally sold slighly below the asking or “list” price.

The homes that sold averaged $558 per square foot.  Homes averaged a very brief 43 days on market before going into pending status but a very short median DOM of 20.

If your home search isn’t just limited to Lawndale, one of the great areas just west of Lawndale is the small pocket of single family homes known as the TRW tract..

Homes in the TRW tract were generally built in the 1940s after the war and generally ranged from 900 – 1400 square feet. What makes the area unique is that the lots are fairly large for the South Bay and Redondo Beach generally around 6500 square feet but due to stricter zoning they have primarily remained smaller single family home. This has created and allowed a very nice neighborhood feel with tree lined streets, limited “McMansions”, and no real townhome or apartment buildings.

Many of the homes in the TRW tract have very large yards with most lots having 6500 square feet or more. While duplex properties are very unusual many homes have permitted guest homes or rooms attached to garages towards the rear of the property. Many of the homes in the area are still in original condition but with the boom in real estate a few years back many homes were upgraded and expanded. The neighborhood is served by two nearby elementary schools which are Lincoln and Madison.

Homes generally range between the mid to high $900,000s for smaller 2 bedroom fixers to the high $1,500,000+ for large “mansionized” homes on better streets. The areais a great option for home buyers looking for a real neighborhood feel with nearby parks and schools and quiet streets.
